Buying a home, especially for the first time, can be a stressful and daunting process. Once you have been through it, many people say they are never going to do that again, but in a few years, they do. Like having a baby, you sometimes forget the process and jump right back into it.

- Have some liquid funds available
While there are many zero down loans out there when you can split your mortgage by 80% here and 20% there and add in closing costs, there still may be some out of pocket expenses you will want to have. You will need an earnest money deposit. This is typically 1-3% of the purchase price and the more the better when it comes to the seller. This can be refunded if your inspection does not go well or the seller agrees to terminate the transaction. The only reason you cannot get your money back usually is if you walk away when all other aspects including financing have fallen into place. If there is no reason, then you risk loosing it.
Also, you may want and I recommend having an inspection. Even if you plan on not asking for repairs it is a great way to learn about your new home. - Let your agent be your advocate
