Mortgage Insurance, Lots of Options to choose from

Mortgage Insurance is a new world to explore.  With guidelines loosing up and government loans increasing the upfront fees, it’s a good time to compare to Conventional Mortgage Insurance.  Options include standard monthly mortgage insurance, Split Premium (similar to FHA) and a One time Single payment option. 

Conventional Mortgage insurance has a few loan guidelines that need to be followed.  Here are a few items that you must take into consideration:

• 680-720 minimum credit score
• 41% debt to income ratio – some exceptions to 45%
• 5% - 19% down payment must be borrowers own funds
• Additional cash reserves are required – standard is 2 months PITI
